At Trading Places we understand that all of our landlords are unique and have individual needs and requirements when it comes to letting their single property or portfolio's. With this in mind we have created a range of three different service packages which we can adapt and tailor to meet your individual needs. We pride ourselves in offering a personal and professional service, which doesn't just offer you a quick and efficient service, but an excellent service that finds you the RIGHT tenant.

Tenant Find Service
  • Free Market Appraisal - During our market appraisal we will advise you on the achievable rental income for your property, give advice on property presentation and improvements, give guidance on a landlord's obligations and legal requirements, discuss our marketing strategies and outline in detail our service packages.
  • Energy Performance Certificate - We will inform you of the legislation relating to EPC's and if required, organise the certificate on your behalf.
  • Marketing your property - We will advertise your property on our excellent company website and all of the main advertisement internet portals including; Rightmove.co.uk, Zoopla.com, Find a property.com, Primelocation.com and Globrix.com. We will erect one of our eye catching To Let boards, place and advertisement in our office window, and use our existing database to match your property with the 100's of applicants we have registered and waiting for a property to let.
  • Accompanied viewings - Our highly trained and friendly staff can accompany applicants on viewings, offering an abundance of knowledge about the local area and the property itself. We will provide you in depth feedback about each viewing and suitability of the applicant. We can also provide transport to viewings where necessary.
  • References - We use an independent professional reference company to carry out in-depth financial, employment and personal checks for all applicants. We will provide you with a reference certificate indicating whether the applicant has passed or failed our stringent checks.
  • Tenancy Sign-up - Once the references are complete and we have negotiated the terms of the tenancy with the landlord and tenant, we will draw up the agreement in accordance with your requirements. We will arrange for the tenant to come to our office to sign the agreement. We can also sign on your behalf if necessary. You will be provided with a copy of the Tenancy Agreement for your records.
  • Section 21 Notice - We will serve this notice at the beginning of the tenancy
  • Collection of Monies - We will collect from the tenant in cleared funds, the first month's rent and damage deposit, which we will transfer to your bank account minus our agreed fee, along with a financial statement for your records.
  • Standing Order - On signing the tenancy agreement, your tenant will also sign a Standing Order Form with your specified bank details to ensure that future payments reach your account on the specified date and with ease.
  • End of Tenancy - We will contact you within the last two months of the tenancy to discuss the need of a tenancy renewal, extension or re-marketing of your property to avoid any void patches and loss of potential rental income.
  • We will always be available for any advice or guidance you may need if you do decide to manage your property yourself.

Tenant Find + Rent Collection Service
For this service we will carry out everything included within the Tenant Find Service, but in addition we will also:
  • Collect rent - We will collect the rent for the entire tenancy, and forward the monies to your account, along with monthly financial statements.
  • Periodic Statement - We will provide an annual statement with information regarding all income and expenditure we have handled relating to your property, to assist you with your tax return and accounts.
  • Rent Arrears - We will monitor your tenant's payments to ensure they make their rental payment on the designated date each month. In the event a rent is not paid on the specified date, our superb Property Management Software flags up the arrear allowing us to quickly and proactively address the situation and collect the late rent.

Full Management Service
For this service we will carry out everything included in the Tenant Find Service and the Tenant Find + Rent Collection Service, but in addition it will also;
  • Deposit Registration - We are registered with The Deposit Protection Service and The Dispute Service. We will ensure your tenants deposit is protected by one of the above schemes in accordance with the current legal legislation.
  • Safety & Legislation - We will organise your annual Gas Safety Certificate and ensure that your property complies with current Electrical and Fire Safety Legislation
  • Inventory/Schedule of Condition - A detailed inventory with date stamped photographs, and in-depth descriptions of each room/area within the property is created. We require the tenant to sign the inventory on the check-in appointment for their agreement of the content.
  • Check in/Out - We will meet your tenant at the property on the day of sign up, make them aware of the property boundaries and explain how to work the heating system and any appliances and/or provide the relevant manuals. We will also go through the content of the inventory.
  • Utility Change over - We will notify the relevant authorities and utility companies of the change of tenancy, including relevant metre readings.
  • Inspections - Carry out regular property inspections throughout the tenancy, and provide condition reports to the Landlord.
  • Property Maintenance - Co-ordinate any maintenance issues with the property before, during and after the tenancy via either our own tried and tested contractors, or contracts specified by the Landlord.
  • Tenant's point of Contact - We will take all of the stress from the Landlord by being the initial point of contact for your tenant. We will deal with any queries or problems they may have quickly and efficiently to ensure no distress for the tenant.
  • Offer a 24 hour Emergency Number to your tenants in case of maintenance/tenancy Emergencies.
  • End of Tenancy Assessment - We will prepare a detailed report outlining any damages/recommendations for improvement for your property.
  • End of Tenancy Deep Clean - At Trading Places we believe that there must be a high standard of accommodation and cleanliness throughout all of the properties we manage. We will organise via our contractors, or a cleaner of your choice, to deep clean the property in between each tenancy.
