A Guide for Tenants
  • Registration - Firstly you must decide on what you require from a property, and what area you desire. You should then register with agents and give them your contact details.
  • Searching for a property - The agents you have registered with will send you matching properties. You should also search on the internet on the property advertisement portals such as Rightmove, Zoopla, Find A Property, and Primelocation. You will then be in a postion to book viewings on your preferred properties.
  • Securing a property - Once you have found your preferred property, you will be required to place a Holding Deposit with the agent, in order for the property to be taken off the market whilst the agent carries out the necessary references on you and any other applicants for the property over the age of 18.
  • References - We will instruct our reference agency to carry out a credit check, employment check and previous landlords check. This process generally takes up to 48 hours. If you fail the reference check, or decide not to proceed with the tenancy, your Holding Deposit will not be refunded.
  • Tenancy Sign up - Once the references are complete, and the terms of the tenancy are agreed with yourself and the landlord, you will be invited to our office to sign the Tenancy Agreement.
  • What you need to pay - You will be required to pay the equivalent on one month's rent as a damage deposit which will be protected, one month's rent in advance, and an Administration Fee. We must receive payment in full and in cleared funds at least 48 hours before the tenancy sign up.*
  • Check-In - You will be met by either a member of Trading Places or your landlord, to be welcomed into your new property. You will be guided on how to work the appliances and heating systems.
  • Rent - Your rent is to be paid in accordance to your contract to either your landlord, or to Trading Places Client Account by Standing Order. You will be provided with a receipt after every payment for your records.
  • Maintenance - If there are any maintenance issues with your property, you must report them immediately to either Trading Places or your landlord, depending on who is managing the property. They will then instruct a contractor to attend to the repair.
  • Contact - You will be advised when signing your Tenancy Agreement whom will be your point of contact during your tenancy, either your landlord or Trading Places. Your contact will deal with any tenancy queries or issues you may have.
  • End of Tenancy - During the last months of your tenancy, you will be contacted by Trading Places to establish whether you wish to extend your contract, or vacate at the end of the fixed term.
  • Check out - We will carry out a check out appointment at the end of the contract. We will check any dilapidations against the inventory, and arrange the return of your deposit (minus any charges for dilapidations if required)
